What
are the most arising problems by your experience?

The first place will have the start of a building with unsatisfactory
technical and legal documents (incomplete plans, bad work contract,
if at all one exists). Additional are important the well-timed recognition
/ stopping / warning in relation to unsatisfactorily done work,
the arrangement of partially not legalizable changes during the building
phase, bad special and language knowledge of the building owner.
Specially cause of the last point, many building owners come to us,
when everything is ruined already.

The
question of the costs is not uninteresting: How is the fee calculated?

The fee depends on tables of charges, which are
listed at the occupation chamber, the "Colegio de Aparejadors y Arquitectos
Técnicos de Fuerteventura", where I´m registered under
the Reg.No. 38 by the way, and can be seen as reference point and/or
queried. Because the fees are in principle freely compatible, it´s
a reference point. By the way same applies exactly to the architect's
fees. A percentage on basis of the estimated building sum is computed.
This percentage moves, depending upon size of the building project
and if no special achievements are agreed upon, generally between
approximately 5% for single family houses and 1.5% for large building
projects. But this numbers are only for orientation, because the fee
depends also on the agreed upon capacity of services.
